What do you do?

I help you buy, sell, and navigate tiny homes. Tiny homes are a new type of structure, and they can be very tricky to research. That’s why I’ve dedicated the last 3.5 years of my life to working exclusively with this new type of housing. I work with buyers, sellers, builders, and real estate developers, to buy, sell, and understand tiny homes and tiny home real estate.

What is your experience?

I used to be a traditional real estate agent, and now I live in a tiny home! I’m familiar with investment real estate, real estate development, and I’m a commercial member of the Tiny Home Industry Association. Over the years, I’ve written numerous articles (most notably for Tiny House Expedition’s blog!), and have been featured on multiple podcasts and YouTube channels. I’ve also made TV appearances, spoken at and emceed tiny house festivals, participated in tiny house research and legalization efforts, and helped to create best practices within the tiny home industry.  In 2024, I was selected to be one of eighteen voting members of the Off-Site Construction Tiny Houses Standard Consensus Committee (IS-OSMTH) tasked with writing building standards in partnership with the Tiny Home Industry Association (THIA) and the International Code Council (ICC). I’m proud to be representing the consumer in this endeavor! #TeamTinyHouseTaskforce, let’s go!

Can you help me buy a tiny house?

Absolutely! The first step to working with me is to book an appointment. This allows us to do a deep dive into the specifics of your situation. Tiny homes are a new type of structure, and there is some fine print I want you to know about. A consultation costs $150, and will arm you with the knowledge you need to make educated decisions before you spend tens-of-thousands of dollars or more buying a tiny home or tiny home real estate! If you buy a house that leads to commission, I refund the initial fee, and my services are FREE. Sound fair? Excellent. You can book an appointment here.

Can you help me sell a tiny house?

Definitely! I can help you in 4 ways.

1) If your home meets my inventory needs, I can list the home, market it for you, and help you every step of the way. I charge a 3% commission + a non-refundable deposit of $557. Other vendors charge 9%. This means that you also have to be nice to me. :-)

3) If you’re pretty confident, but just want a little legal protection, you can purchase my tiny home sale paperwork packet. This includes a tiny home bill of sale and disclosure form. Both have spaces for a notary to sign and have liability language to protect you as a seller. The disclosure form will also tell you what you need to inform buyers about! 4) If you choose options 2 or 3 and find that you need just a teensy bit more support (but not 3% commission-level support), we can book a consultation. $150 for one hour so I can help you iron out the details, get feedback on your listing, pricing, or assist you in navigating roadblocks. You can book an appointment here.

I’m a builder. Can you help me sell tiny homes?

I love builders! And yes, but let’s discuss how. The first step is to send me an email telling me more about your tiny homes and where you’re at with your business. From there, we can figure out the best way to work together.

I’m a real estate developer. Can you help me build a tiny home community?

Yes! When it comes to development, I am partnered with Dan Fitzpatrick, president of the Tiny Home Industry Association. I have real estate experience, lived tiny home experience, and I spend all day talking to builders. Dan, meanwhile, has decades of experience working in city/county management and planning, has tackled large-scale real estate development, and speaks “tiny house” fluently. He is responsible for much of the tiny home legalization that has occurred thus far. Together, we are the dream team. We have resources for new developers, and seasoned developers alike. We’ll help you avoid pitfalls, do proper due diligence, and deeply understand this new housing medium before you invest significant capital.

How much does a tiny house cost?

You will find tiny homes for sale at wildly different price points. However, much of what you see is not safe, not certified, not built to any code, and in some cases doesn’t even actually exist. I only help people buy safe, certified tiny homes. Micro units start around 50k, and larger luxury units could go up to 250k+. The tiny home you’re probably picturing is 85k-165k. Remember to factor in taxes and transportation costs!

Can I get tiny home financing? Where?

Good news! Yes, there is tiny home financing, but it’s a little different than getting a traditional mortgage. And if you go ask your lender for a “tiny home loan” you’ll likely confuse everyone. The easiest thing to do is download my tiny home financing guide. It will teach you the basics, and give you a list of lenders you can call.

What is the deal with tiny home parking? 😱

If you are open to parking in an RV community, your tiny home dream just got EASY.

Now, it’s just a matter of A) Using the right words to get an RV park to accept your tiny home, and B) Choosing a good home. I can help with both. Some RV communities are total chaos, others have fire pits, saunas, and puppy-themed happy hours (real thing). You’ve just got to shop around.

If you want to park on private land, it gets trickier.

A lot of tiny homes you see parked on private land are in a legal grey area, or are in a highly specific location, used as a secondary unit, or are owned by people who have worked through considerable red tape.

Your risk tolerance, budget, interest in real estate development, emotional bandwidth for working with the planning department, and flexibility on location and style of tiny house will all come into play.

Do I need a tiny home certification?

If you’re one of my clients, you do! Tiny home certifications speak to the fact that a qualified third party inspected and approved of the builder, the manufacturing facility, the design, or the actual house itself. A certification isn’t a guarantee there is nothing wrong with your home, but it’s a step in the right direction. The more mainstream tiny homes become, the more lenders, tiny home community owners, insurance providers, and so on are going to be looking for ways to prove quality. Different certifications have different advantages, but any certification is better than no certification.

How do I know if your services are a good fit for my needs?

We’ll work well together if you recognize that the tiny home movement is still in a pioneering stage. We’re writing the book on this together.

I can’t promise your vision will be easy, legal, or inexpensive, but I can give you a much clearer idea of whether or not you want to pursue your goals in this space. If so, I can help you make a plan.

Things I can’t do include: make things legal that aren’t, do research on your behalf, or give you hyper-specific information like the setback requirements of a particular county in a particular state.

What I can do is help you ask the right questions, make educated decisions, avoid tiny house pitfalls, choose a great house or builder, and brainstorm ways to make your tiny home vision easier, safer, or less expensive to achieve.
